To ensure highest quality of workmanship in construction direct supervision is made at every phase by a group of qualified civil Engineers.Latest equipments are used for construction which includes vibrohammer, welding machine, concrete mixture machine, concrete vibrator, waters pump, leveling machine etc. Earthquake risk free up to 7 Richter scale. All structural materials including steel (60-grade deformed/tore steel bar-60 grabe will be used in column, beam & slab. Terms & Conditions of its client

ALLOTMENT: Allotment shall be made on first-come first-serve basis on receipt of the booking money as per application.

ALLOTMENT TRANSFER: Until the full payment of the installments, the buyers shall not have the right to transfer the allotment to a third party without the concern of the company.

PAYMENT: All payments are to be made by cross cheque/Bank Draft/pay order etc. To MH Real Estate & Global Agro Complex Ltd. against which money receipt will be issued. The buyers must strictly adhere to the schedule of payments to ensure timely completion of the construction work.

DELAY IN PAYMENT: Any delay in payment up to two installments, will make the buyer liable to pay 3% compensation per month on the payable amount. If the payment is delayed beyond the installments, the company shall have the right to cancel the allotment. In such an event the amount paid by the buyer will be refunded after deducting the booking money.

CANCELLATION OF BOOKING: In case of any cancellation of booking of an apartment by a client, the amount deposited will be refunded after selling of that apartment to a new buyer and on deduction of incidental charges’

REGISTRATION COSTS: The buyer shall bear all costs relating to cost of stamps, registration fees and related legal fees etc. The company will make necessary arrangements for all such formalities.

INCIDENTAL COSTS: Utility connection fees, flat owners welfare society fee and other incidental charges and costs relating to gas, water sewerage power connection etc. are not included in price of the apartment. The company will make those payments directly to the concern authorities on allotter’s account. The allotted shall have to pay those charges proportionately on actual cost basis before taking possession of the apartment.

HANDOVER POSSESSION: The possession of the apartment & parking space will be handed over on receipt of full payments and completion of all works as per time schedule of the company i.e. hand over of flats shall be on January, 2021 to December 2025.

APARTMENT OWNERS’ WELFARE SOCIETY: The buyer must became a member of the owner’s welfare society which will be formed by the buyers of the apartments and duly registered for the management of the common services such as pumps, electric generator and annual maintenance of the building etc. Each buyer of the apartment shall deposit Tk.25,000/-(Twenty five Thousand only) for annual common service expenses. The monthly utility service expenses that will be decided by the company until the formation of Owners’ Welfare Society will be borne by the owners as per requirement.
